Base salary will be in the range $117,958 – $132,247, plus 17% super (HEW Level 8)

The Property and Commercial Manager plays a critical role in the stewardship of the University’s retail, commercial and residential property portfolio. Reporting within Property and Facilities, this role focuses on managing a defined split of the portfolio, ensuring continuity of service, strong tenant relationships and commercially sound outcomes. Operating across both strategic and operational contexts, you will shape leasing activity, oversee financial performance and contribute to university-wide commercial initiatives that support student experience, institutional sustainability and long-term portfolio value.
Key responsibilities will include:
Overseeing lease negotiations and maintaining strong, collaborative relationships with retail, commercial and residential tenants across the assigned portfolio.
Leading the development and submission of commercial property and retail initiatives, including strategic analysis, business cases and recommendations on property assets.
Managing financial performance across retail and commercial income and expenditure lines, including rental reviews and the proactive management of arrears.
Contributing to the rollout and ongoing delivery of the University’s Retail and Commercial Strategy, working closely with internal teams, external developers, legal advisors and national retailers.
Demonstrated experience managing commercial and retail property portfolios, including lease negotiations and ongoing tenant relationship management.
Proven capability in developing and presenting strategic commercial analysis, business cases and submissions relating to property assets.
Strong financial acumen, with experience managing rental income, expenditure, reviews and arrears within a commercial property environment.
Experience collaborating with internal stakeholders, external developers, legal representatives and industry partners to deliver commercially aligned leasing outcomes.
Sound understanding of market trends within the retail and commercial property sector and the ability to translate these into university-wide commercial opportunities.
Highly developed organisational skills, with the ability to manage competing priorities, meet deadlines and maintain attention to detail.
A collaborative, solutions-focused approach, with the confidence to operate effectively across both operational delivery and strategic planning contexts.
