A real estate private equity firm is seeking an Investment Associate to join its Equity and Credit Strategy team. This person will lead underwriting and support the full transaction process while contributing to ongoing portfolio management across value-add, affordable housing, and credit strategies. The right candidate brings strong financial modeling chops, structured debt knowledge, and a business-oriented mindset for identifying risk and opportunity on complex deals.

Responsibilities:
- Lead underwriting and financial analysis on equity investments across Value-Add, CorePlus, and Affordable strategies, including fee, joint venture, and preferred equity structures
- Underwrite commercial real estate structured debt investments including A/B note, note-on-note, senior, mezzanine, preferred equity, and distressed positions
- Produce investment committee memos and participate in IC discussions
- Support the Investment Management team in arranging financing on new and existing investments
- Conduct market research including rent comparables, sale comparables, and industry trend analysis
- Review and negotiate legal and business terms of loan documents
- Evaluate third-party reports including zoning, seismic, appraisal, environmental, and engineering
- Communicate underwriting and due diligence findings to equity and lending partners
Minimum Qualifications:
- Bachelor's degree
- 5 years of commercial real estate underwriting experience
- Demonstrated knowledge of structured debt including A/B note, note-on-note, senior, mezzanine, preferred equity, and distressed investments
- Proficiency in Argus and MS Excel modeling
Preferred Qualifications:
- Bachelor's degree in Finance, Business, Economics, or related field
- Experience across both equity and credit/debt strategies
- Strong written and verbal communication and presentation skills
- Highly organized and detail-oriented with the ability to manage multiple workstreams without sacrificing quality
- Intellectual curiosity and a problem-solving mindset on complex, layered transactions
- Comfortable working both collaboratively and independently in a high-growth, high-demand environment
- Willingness to travel as needed
