The Opportunity:
We are seeking a commercially focused Regional Facilities Manager to be based at the iconic Brindleyplace Estate, with future oversight of additional assets in our near-term pipeline.
With active acquisitions underway, this role offers genuine scope to evolve. It presents an exciting opportunity for an experienced Commercial Regional FM, Estate Manager or Estate Director equivalent to join at a pivotal growth stage, with real progression potential for someone who proves themselves.
This is a significant leadership role. You will be responsible for managing approximately 70 on-site staff across multiple disciplines. Candidates must have demonstrable experience leading sizeable teams, ideally having managed 20 or more direct and indirect reports within a commercial environment.
Due to the commercial nature of our portfolio, we are unable to consider candidates whose experience is predominantly residential or public sector. We are specifically seeking individuals who have managed multi-let commercial assets with blue-chip occupiers, whether that be a premium multi-storey office building, business space portfolio, or complex mixed-use estate. Retail exposure or experience managing a similarly large estate environment such as Brindleyplace would be highly advantageous.
Main Purpose of the Role:
- Represent Praxis / Brindleyplace professionally at all times
- Provide visible and effective leadership to a large on-site team, creating a high-performance culture
- Optimise commercial performance and operational efficiency across your assets
- Deliver best-in-class tenant service while ensuring statutory compliance
- Work collaboratively with Property and Asset Management teams to drive value
- Lead sustainability and efficiency initiatives across the portfolio
- Build key stakeholder relationships
Key Responsibilities:
Leadership and People Management
- Provide strategic and operational leadership to approximately 70 on-site staff
- Directly manage senior site leads and ensure clear accountability structures
- Build, motivate and develop teams to deliver consistently high service standards
- Drive performance management, workforce planning and succession development
- Foster a strong culture of safety, professionalism and customer service
Financial Management
- Develop and manage annual service charge budgets with robust cash flow oversight
- Prepare detailed budget commentary for tenants and landlords
- Deliver monthly and quarterly forecasting and management reporting
- Undertake year-end reconciliations in collaboration with Finance
- Identify cost-saving initiatives and efficiency improvements
- Manage accounting queries and financial risk proactively
Fire, Health, Safety and Risk
- Ensure full statutory compliance across all assets
- Oversee risk assessments and action tracking
- Prepare and test disaster recovery plans
- Act as key liaison for enforcement and emergency agencies
- Ensure contractor compliance with permits and safe systems of work
- Promote environmentally responsible practices
Maintenance and Estate Operations
- Oversee and assist preventative maintenance and lifecycle programmes
- Conduct and document regular inspections including vacant units
- Oversee utilities monitoring and energy performance
- Engage with refurbishments and capital works
- Manage soft and hard services including reception, security, cleaning, catering, waste and parking
- Maintain presentation standards aligned with premium estate expectations
Contractor Management
- Assist with Tender, negotiate and manage service contracts
- Monitor performance against KPIs
- Compare and evaluate quotes to drive value
- Verify invoices and completed works
- Oversee safe contractor control procedures are followed
Tenant and Stakeholder Engagement
- Act as an on-site contact for tenants and stakeholders
- Facilitate a structured tenant engagement programme
- Build strong, proactive relationships across the estate and wider community
- Lead FM reporting for management meetings
Experience and Qualifications
Essential:
- Experience managing multi-let commercial business space or retail portfolios
- Experience working within or alongside major property investors, asset managers or REITs preferred
- Proven experience leading large operational teams, with direct reports
- Strong service charge budget management experience
- IOSH Managing Safely minimum
- IWFM Level 4 or 5 or equivalent industry experience
- Strong knowledge of UK Health and Safety legislation
Desirable:
- NEBOSH General Certificate
- IWFM Level 6
- First Aid certification
- CAFM data governance training
