Key Responsibilities
Leasing
- Identify and approach prospective tenants across key retail categories, including F&B, fashion, services, entertainment, and convenience retail.
- Build and maintain strong relationships with retailers, brokers, and leasing agents.
- Conduct market research to identify emerging brands and leasing trends.
- Develop and maintain a robust tenant pipeline for existing and upcoming projects.
- Attend industry events and networking functions to expand market contacts.
Lease Negotiation and Deal Closure
- Lead lease negotiations in accordance with approved commercial terms and company policies.
- Prepare and present leasing proposals, offers, and recommendation memos.
- Coordinate internal approvals for commercial and legal terms.
- Ensure timely execution of lease agreements and related documentation.
- Monitor deal progress from initial discussions through lease signing.
Tenant Mix and Strategy
- Support the development and implementation of tenant mix strategies.
- Evaluate tenant performance and recommend renewals, relocations, expansions, or replacements.
- Analyze category gaps and identify opportunities to enhance customer experience and asset performance.
- Work closely with Asset Management and Operations to align leasing with asset objectives.
Financial Analysis and Reporting
- Analyze rental benchmarks, turnover data, and market comparables.
- Prepare financial models, rent proposals, and revenue forecasts.
- Monitor occupancy levels, leasing status, and budget performance.
- Prepare regular leasing reports and presentations for senior management.
Coordination with Internal Departments
- Liaise with Legal, Finance, Property Management, Design, and Fit-Out teams.
- Coordinate handover and fit-out processes for new tenants.
- Ensure compliance with company standards and lease obligations.
Relationship Management
- Maintain strong working relationships with existing tenants.
- Address tenant requests related to renewals, expansions, and commercial matters.
- Support retention initiatives and long-term partnerships.
Qualifications
- Bachelor’s degree in Business Administration, Real Estate, Marketing, or a related field.
- Professional qualifications in real estate or leasing are an advantage.
Experience
- 2–3 years of experience in retail leasing within shopping malls, mixed-use developments, or commercial real estate.
- Proven track record in negotiating and closing lease transactions.
- Strong relationships with local and regional retail brands.
- Experience with community malls, destination malls, and street retail is preferred.
Technical Skills
- Strong financial and commercial analysis skills.
- Proficiency in Microsoft Excel and PowerPoint.
- Experience with leasing/property management systems such as Yardi is preferred.
- Knowledge of retail market trends and tenant requirements.
