As an Associate, Valuations on the Bellwether Valuations Team, you will conduct and manage the valuations of a portfolio of commercial real estate investments. Key responsibilities include maintaining complex financial analyses, evaluating investment performance and underwriting real estate investments. In this role, there will be tremendous learning and growth opportunities with exposure to leading experts in the real estate investment industry. The significant exposure to senior leadership requires a high degree of professionalism and work ownership.
Key Responsibilities
- Conduct monthly and quarterly valuations of real estate investments across the United States, including conducting DCF/sale comparable/cost analyses, appraisal review, reporting, etc.
- Review and track business plans, leasing activity and monthly property operating performance for valuations purposes
- Prepare quarterly investment-level tear sheets summarizing key valuation metrics, property-level performance indicators, and material assumption changes period over period
- Prepare periodic unlevered cash flow projections for reporting purposes using ARGUS Enterprise and Excel
- Coordinate with third-party appraisal management providers on appraisal scheduling, scope, and information flow; reconcile appraisal conclusions to internal valuations and document variances
- Support client external audit cycles and internal SOX testing by responding to auditor inquiries, preparing supporting documentation, and providing market support as requested
- Maintain valuation templates and supporting workpapers, ensuring data integrity, version control, and clear audit trails across the quarterly cycle
- Serve as the day-to-day point of contact for assigned client deal teams, managing inbound information requests and proactively communicating timelines, deliverables, and open items
- Assist in implementing enhancements and improvements to the firm’s valuations and reporting processes, procedures, and use of technology
- Perform additional ad-hoc analysis as needed
Professional Experience
- A minimum of 5 years’ relevant experience in real estate valuations, consulting, portfolio management or audit/accounting. Real estate valuation specialist experience in a Big 4 or similar firm setting (rather than general audit staff) is strongly preferred.
- Experience with property underwriting and advanced financial modeling.
- Highly proficient in Microsoft Office Suite and ARGUS Enterprise.
Education/Certification
- Bachelor’s degree in finance, real estate, accounting or other related fields required
- Possession of, or progress toward, real estate industry certifications and licenses, e.g., MAI, CCIM, certified general real estate appraiser, broker, CPA, etc., is strongly preferred
