POSITION PURPOSE: The Real Estate Asset Manager is responsible for creating and overseeing customized asset management strategies for multi-family LIHTC and HUD communities owned by National Church Residences.
ESSENTIAL FUNCTIONS AND BASIC DUTIES
Maximize total return for each assigned asset through the analysis of property efficiencies and identifying opportunities for improved performance
Work closely with property managers and Regional Managers to provide direction for and oversight of business plans, budgets, forecasts, leases, analysis and approvals
Conduct market studies of competing properties to determine market competitive rents
Manage cash flow, distribution analysis and investment projections
Develop and distribute periodic asset management reports to senior management, investors, consultants and other partners
Position each asset for optimal financial performance through such activities as budgeting and monitoring financial performance
PERFORMANCE MEASUREMENTS
Financial and operational performance measures of the assigned portfolio
Accuracy, relevancy and timeliness of reporting and communication with management and third-party partners
Success in achieving owner goals including distributions and long term viability of property
Success of problem identification and resolution
Quality of relationships with managing agents, limited partners, lenders, housing agencies and HUD.
QUALIFICATIONS
Education/Certification:
BA/BS degree in Finance, Accounting, Real Estate or related field with strong record of academic achievement with MBA or CPA preferred
Experience Required:
Level 1: Experience in property management/leasing/operations and/or real estate asset management
Skills/Abilities:
Proficiency with modeling investments in Excel
Understanding of Partnership Agreements and Low Income Housing Tax Credits
Understanding of accounting and financial modeling
Solid analytical and organizational skills and ability to multi-task
Highly-developed verbal and written communication skills
Ability to work independently and as part of a team
Proactive thinking with detail-oriented and creative problem solving approach
Self directed and self-managing
