The Role: The Sr. Manager, Facilities & Real Estate is responsible for the strategic planning, management, and execution of Odyssey’s facility and real estate portfolio. This role owns site footprint planning, lease lifecycle management, and facility operations to support current and future business needs. Reporting to the Sr. Director, Indirect Procurement, this position operates as a hands-on individual contributor, leading initiatives through influence and cross-functional coordination rather than direct team management. The role ensures compliance with all federal, state, and local regulations including OSHA, EPA, ADA, and other applicable standards.
What You’ll Do (Management may amend or assign duties and responsibilities at any time) • Partner with the senior leadership to provide guidance on facilities and real estate decisions, including cost, risk, and operational impact • Evaluate existing programs, policies, and vendor relationships to identify opportunities for efficiency, cost savings, and standardization • Develop and deliver executive-level updates that provide visibility into portfolio performance, risks, and upcoming decisions • Drive consistency and quality across facilities and real estate processes through structured approaches and documentation Facilities • Ensure compliance with all regulatory requirements across facilities, including OSHA, EPA, ADA, and applicable state and local regulations • Identify and document facility requirements across the network, distinguishing between standard operational needs and site-specific requirements • Lead facility cost analysis, including utilities and energy optimization opportunities • Coordinate with internal stakeholders and external partners to plan, prioritize, and execute facility-related initiatives • Support or lead facility build-outs, expansions, or modifications as needed
Real Estate • Own the full lease lifecycle, including tracking critical dates, renewals, terminations, and key financial obligations • Manage relationships with landlords, brokers, and internal stakeholders to support both day-to-day operations and long-term strategy • Partner with Legal to review and execute leases, purchase agreements, estoppels, and SNDA agreements • Evaluate upcoming lease events and provide recommendations on renewals, relocations, or exits based on business needs • Execute real estate transactions including new leases, renewals, amendments, subleases, and terminations • Coordinate with Finance and Tax on rent payments, CAM reconciliation, and property tax obligations • Oversee lease administration activities to ensure accuracy, compliance, and proper financial controls • Maintain and validate lease data systems to ensure accuracy of all portfolio records
What You Bring • Bachelor’s degree required, preferably in Business Administration, Supply Chain, or related field • 7+ years of experience in corporate real estate and/or facilities management, Distribution, terminal, and warehouse real estate experience preferred • Strong working knowledge of lease administration and portfolio management • Experience negotiating lease terms and purchase/sale agreements • Ability to review and interpret legal real estate documents including estoppels and SNDA agreements • Strong ability to operate independently, manage multiple priorities, and influence stakeholders without direct authority
