Coordinate timely delivery of GFC/IFC drawings to Contractor(s) with follow-up with various consultants. Construction Manager (CM) to thoroughly check all the drawings before issuing them to Contractor(s) against approved IFC by design consultant. In case of any discrepancy, CM coordinates with various consultants and resolves the discrepancy in a reasonable time. CM shall keep the OWNER updated regarding all drawing related issues. • Regularly maintain, monitor, and up-date Construction Program including milestone events for drawings, status of contracts award, material procurement and related measure through Reports. Identify causes of delays and propose rectification measures with time implications for discussions with and approval by the OWNER and implement such approved rectification measures. • Early warning advice on matters likely to affect the Project timeline or schedule. • Use its best endeavor to monitor that the Contractor(s) are issued with and made fully aware at all times of the requirements with strict adherence to detailed construction schedule. • Any matter having time implications, which may arise from changes in design and/or specification, attendance at meetings, site visits, correspondence, etc. should be formally communicated and highlighted to OWNER. • Conducting vendor/sub vendors site visit for material expediting and FAT based on project requirement or as per OWNER’s directive. The visit cost including lodging/boarding and transport including the Air/Train/Road etc. Shall be extra bill to OWNER or shall be arranged by OWNER. • Advising, analyzing and monitoring of advance orders for advance purchases for materials or equipment with long delivery times to comply with schedule requirements. • Prepare Weekly/Monthly Progress Report, which includes Operational and physical progress reports etc. in the formats and frequencies to be agreed by the on actual time as compared with the original approved construction schedule. The CM shall provide these reports in the Standardized formats. • Report on physical progress of the construction and off-site work of Contractors in the format acceptable to the OWNER. • Risk identification and early highlight to OWNER and designated agencies by owner with mitigation plan.
