Role purpose
Drive portfolio performance, strategic investment decisions, and long term value creation
We’re looking for a commercially astute Investment Manager to play critical role in shaping and executing Vicinity’s investment strategy across a designated asset portfolio. This role sits at the intersection of strategy, capital allocation, portfolio optimisation, and stakeholder leadership, with meaningful exposure to senior executives, co-owners and investment governance forums.
You’ll combine rigorous investment analysis with strong report writing and presentation skills, partnering closely with many Vicinity teams to drive total return outcomes for the asset portfolio.
What you’ll be responsible for
Strategic Investment & Portfolio Management
- Own and maintain long‑term asset models, asset tiering, and portfolio insights to support informed capital allocation decisions.
- Partner with Leasing, Property Management and Development to develop strategic VSAs, focused on total return outcomes and portfolio‑level optimisation.
- Prepare high‑quality investment papers for asset acquisitions, disposals, development projects, and value‑enhancing initiatives.
- Analyse major tenant portfolio transactions and provide commercially robust recommendations to senior leadership.
- Partner closely with Development Analysis & Valuations to ensure accurate valuations that underpin future investment strategy.
- Lead asset research that informs investment decisions, market positioning, and portfolio strategy.
- Work collaboratively with planning consultants and internal asset teams on planning, competition and regulatory considerations.
Special Asset & Repositioning Strategy
- Identify, evaluate, and implement new strategies for existing assets to unlock value and improve performance.
- Take an active role on complex repositioning and redevelopment projects, collaborating across Development, Leasing, and Property Management to ensure strategy translates into delivery.
Capital Allocation, Governance & Board Engagement
- Support Vicinity’s Asset Capital Co‑ordination Committee (ACC) by preparing robust initial business cases and tracking delivery of agreed actions.
- Present high‑quality investment papers to the Investment and Capital Committee (ICC).
- Assist in Board and Investor asset tours and presentations, providing clear commercial and strategic context.
Co-owner Management
- Act as a strategic relationship manager for our co-owners in asserts, coordinating key governance forums and performance reviews.
- Partner with the GM, Investment & Co-owner Management on alignment across strategic, commercial, and governance matters.
- Contribute Vicinity’s owner perspective in development discussions and strategic initiatives.
- Support the evaluation and onboarding of new co-owners or fund opportunities.
People Leadership (where applicable)
- Lead and develop high‑performing team members through structured goal setting, regular 1:1s, and meaningful development conversations.
- Manage performance proactively, fostering accountability, capability uplift, and engagement.
- Ensure full compliance with training, health & safety, risk, and governance requirements.
- Manage budgets responsibly, demonstrating strong cost discipline.
- Actively invest in your own growth as a people leader.
Who you are
Experience
- 7+ years’ experience in property investment, investment management, or financial analysis, ideally within real assets.
- Demonstrated success managing investment portfolios and delivering strategic outcomes.
- Strong experience across valuations, capital transactions, and long‑term forecasting.
- Proven capability engaging and influencing senior stakeholders, including Executive and Regional leadership.
- Comfortable preparing and presenting investment recommendations to senior governance forums.
Knowledge
- Deep understanding of investment principles, portfolio optimisation, and capital allocation.
- Strong grounding in property valuation methodologies and financial modelling.
- Solid awareness of market dynamics, economic drivers, and regulatory considerations.
- Clear understanding of governance, compliance, and risk management in investment decision‑making.
